Belize Real Estate for Sale: Mayan Seaside Lot & Houses for Sale

Mayan Seaside Information:

This very beautiful Mayan Seaside development has approximately 1,300 feet of shoreline on the Bay of Chetumal which opens up into the Caribbean. The waterfront consists of a combination of small natural sandy bottoms and mangrove growths. Three parks totaling 10 acres cover over 20% of the subdivision; this including our prized 7-acre waterfront park with a 200 ft community pier, palapa and swimming platforms. Other park features include a small lagoon, games courts, small earthen Mayan ruins, picnic areas, walking trails, and gardens. Much of the property is wooded with an abundance of wildlife. The pier has become a gathering place for our owners, both during the day, and after dark. From the pier we experience beautiful sun rises and sunsets and nice views of the lights of Chetumal, MX each night. This large waterfront park with pier provides all owner access to the waterfront. The area is very quiet and peaceful with much natural beauty. Smuggler's Den, a family run resort, is to the north of the development and includes a sandy beach, a restaurant, and several small rental cabanas. The Village of Consejo is about a mile south with a store, several restaurants/bars, boat ramps, and a Belize Customs Pier.

Mayan Seaside Lot #6 (Main Road Lot) This nice ¼ acre +/- wooded lot is on Old Smugglers Rd. approximately 700 ft from the 7 acre waterfront park with pier. It is 70 ft wide and 150 ft deep. It has small frame homes on both sides of it and a small cement home behind it. There is a planned subdivision (Wagner’s Landing) across the road from the lot. The lot is priced at $20,900 US$.

Locations Information of Mayan Seaside:

Belize is located in Central America just south of Mexico. By air, it is about 2 hours from Houston and Miami. Our waterfront development is located about 90 miles north of the Belize City International Airport and 7 miles northeast of Corozal, Belize on a good all weather road. The Village of Consejo, Belize is 1-mile south of the subdivision. Chetumal, MX, a city of over 200,000 with US big box stores and a US style mall, is approximately 2 miles by boat (20 miles by road) from Mayan Seaside. We are about 250 miles south of Cancun, MX. Belize's famous barrier islands and open Caribbean Sea are 30 miles east across the bay.

United, American, Delta, Southwest, Air Canada, and WestJet Airlines all make non-stop flights to Belize City from the USA and Canada. Copa, Aviance, and Tropic Air also fly to and from Mexico and other Central American cities. Tropic and Maya Air fly within Belize. From our northern Belize location, some also fly Interjet to the USA from the nearby Chetumal, MX Airport. There are also a number of daily flights between Corozal and both Belize City and San Pedro on Ambergris Caye. And there is a daily water taxi from Corozal to Ambergris Caye.

Ownership Information:

We have about 70 owners, 16 of whom own more than one lot. Over half the owners have built homes; currently we have 44 homes in Mayan Seaside. We are adding several new homes a year. Of the home owners, about 35% live here year-round, and the balance are snow bird and many spending mostly winter months here. We do have several that spend just annual vacations here. The ownership is split about 50-50% between US and Canadian citizens, with several owners from England and elsewhere.

Building costs vary based on the type of home you want to build. The more traditional homes, usually cement beams and block fill, are normally better finished and usually cost from $70 to $90 a square foot. These costs include beautiful Belize hardwood kitchen and bath cabinets, light fixtures and fans, tile, a septic system, etc. Of the homes in our subdivision, 21 are cement and 19 are of frame construction. And, to date, 25 of the homes have been built by traditional builders and 15 by Mennonite builders. The wooden Mennonite homes are less expensive but most often are not as well finished. Mayan Seaside has a POA and annual fees are currently $250 US$ per lot. This is used to maintain the 10 acres of parks, the roadways, pier, and waterfront. Also, all owners are required to keep their lots trimmed.

Belize Retirement Incentives:

Over the past twelve years, many Americans, Canadians, Europeans, and others have invested in Belize and over 70 of them have bought property in Mayan Seaside. Belize has many investment and retirement incentives to encourage individuals to invest and retire here.
